Grand Pré is entering a moment of territorial transition. The arrival of Line 15, the recent extension of Line 11, and the transformation of Rosny 2 by Unibail reposition this long-marginal area — a car-oriented, highly mineral and fragmented backland — at the heart of a major metropolitan reconfiguration.
The masterplan led by Urbastudio starts from a clear observation: Grand Pré is not an ex-nihilo site, but an assemblage of enclaves — shopping mall, infrastructures, low-density housing — that has prevented any urban logic. The challenge is not to create yet another district, but to organise the continuities capable of stitching together Rosny 2, the southern residential fabric and Bois-Perrier.
The transformation is structured around a simple framework:
– a legible street grid, opening up a site that is currently discontinuous;
– the creation of true urban fronts, where today road interfaces dominate;
– continuous public spaces, supporting daily uses and de-impermeabilisation;
– a station-led centrality offering the conditions for density and programmatic mix.
Two sequences structure this recomposition:
– To the north, an open metropolitan district, articulated with the reinvented Rosny 2, where active ground floors, calm mobility and pedestrian continuities shape a station-based centrality;
– To the south, a residential neighbourhood of proximity, where vegetated inner blocks, redesigned edges and soft mobility routes offer a calmer daily life and better links to the town centre.
Grand Pré is not a fixed plan, but a strategy of progressive transformation, grounded in existing structures and continuities, to foster the emergence of an adaptable and coherent metropolitan centrality.
