Building a New Metropolitan Centre.
Grand Pré occupies a strategic position between Rosny 2, the future Grand Paris Express station, the residential neighbourhood of Bois-Perrier and the suburban fabric of southern Rosny-sous-Bois. Long shaped by road infrastructure and large commercial developments, the area functions more as a collection of isolated enclaves than as a coherent piece of city.
The arrival of Grand Paris Express Lines 11 and 15 marks the beginning of a new phase of metropolitan transformation. The project supports the evolution of Rosny 2, long conceived as a standalone shopping centre, into a genuine urban centre connected to the surrounding neighbourhoods.
The masterplan is structured around a few key principles: reconnecting fragmented areas through a coherent street network, establishing a continuous landscape framework, creating public spaces that support depaving and climate adaptation, and concentrating new development around the future station. New buildings extend the existing urban fabric while reinforcing pedestrian and landscape continuity.
More than a neighbourhood masterplan, the project guides the transformation of a metropolitan gateway where mobility, landscape, housing, retail and economic activity come together to create a new piece of city.
